PROJECT STORY
Chadwell Heath was a broad and demanding residential development: 45 new flats across two modern blocks, delivered alongside the careful refurbishment of two locally listed buildings. The project sat in a busy urban environment, so the delivery approach had to balance programme, logistics, heritage sensitivity, statutory requirements and the day-to-day realities of neighbouring activity.
The new-build works were technically substantial. Piled foundations, reinforced concrete ground slabs, steel frames and SFS infill formed the main structure and envelope strategy. Facing brickwork, balconies, facade interfaces, acoustic and fire requirements, internal fit-out and M&E services all required careful coordination so the finished buildings could perform as well as they looked.
The project also involved extensive external and statutory coordination. Utility connections, Section 278 highway works, planning-condition discharge, drainage, parking, landscaping and civil engineering works were managed as part of the wider delivery picture rather than treated as afterthoughts.
Sustainability and accessibility were part of the scheme fabric. The brochure identifies solar PV, green roofs, SUDS drainage and accessibility provisions to M4(2) and M4(3), alongside durable finishes, modern kitchens and bathrooms, communal areas, fire and acoustic compliance and external works that shaped the completed residential environment.
